You file an appeal every year that you are allowed to. Always. Force them to actually look at the property or at least manually adjust the rate. Not just allow their formula to set the rate.

I'm just working on it currently, So when i get one finished and get the cover letter I'll let you all rip it shreds.I need to do some resume updating as well. I was never well-disciplined with that as a teacher and I'd forget items that needed to be on it when it was time to apply for other jobs.
I actually never used a resume to be given a job.
